Property Prices Set to Rise in Gurugram: Know How Much Circle Rates Will Increase in Which Areas

Property prices in Gurugram may see a sharp rise soon, as the district administration is preparing to increase circle rates. A proposal has been made to raise circle rates by up to 77% in residential areas and up to 145% for agricultural land. Once the new circle rates are implemented, property prices are expected to go up significantly.

Property prices in Gurugram are likely to increase rapidly. The district administration is planning to revise the property circle rates, and a proposal has already been prepared. According to officials, rates in residential areas of Gurugram may increase by 8% to 77%, while agricultural land could see an increase of up to 145%.

Circle rate is the minimum price at which land or property can legally be sold. A property cannot be sold below this rate. Circle rates are fixed by the district administration. While market prices depend on demand and supply, circle rates are legally determined.

Circle Rate Increase by Area

In premium localities such as DLF Phase I–V, South City, Suncity, Sushant Lok, and Golf Course Road, circle rates may increase by 10–20%. On Golf Course Road, flats in DLF Aralias, The Magnolias, and The Camellias are priced at over ₹100 crore. In these areas, a 10% increase in circle rates has been proposed. The current circle rate of ₹35,750 per sq ft may rise to ₹39,325 per sq ft.

Circle Rates Still Much Lower Than Market Prices

A property dealer stated that circle rates for flats in premium housing societies are still not in line with market prices. He said circle rates should be increased in accordance with actual market appreciation. In group housing societies like Aralias, Magnolias, and Camellias, market prices are above ₹55,000 per sq ft, but circle rates are still 30% to 60% lower. In The Crest luxury apartments, even after revision, the circle rate stands at ₹18,866 per sq ft, while market prices are around ₹50,000 per sq ft.

Highest Increase in Gurugram Village Plots

Under the newly proposed circle rates, property prices in new sectors along the Dwarka Expressway may increase by up to 62%. Here, the circle rate for residential plots could rise from ₹40,000 per sq yd to ₹65,000 per sq yd. The highest proposed increase is for residential plots in Gurugram village, where rates may jump from ₹25,300 per sq yd to ₹45,000 per sq yd—an increase of 77%.

Agricultural Land Up to ₹5 Crore per Acre

Agricultural land prices are also expected to see a significant rise. In the Bajghera area, circle rates may increase by up to 145%, from ₹2 crore per acre to ₹5 crore per acre. In Sirhaul, after a proposed 108% increase, rates may rise from ₹2.39 crore per acre to ₹5 crore per acre. The district administration has invited objections to the proposal until July 31. After resolving objections, the proposal will be sent to the Haryana government for approval. Once approved, the new circle rates will be implemented. Officials estimate the new DM circle rates may take about a month to come into effect.

When Were Circle Rates Last Increased?

Earlier this year in March, the Haryana government rejected an attempt by the revenue department to increase circle rates in Gurugram. Now, the district administration has prepared a fresh proposal. The last revision of circle rates in Gurugram took place in December 2024, when rates were increased by 10–30%.
